Signs You Need Siding Replacement
Cracked, Warped, or Buckling Panels
Cracks let water behind your siding, and warped or buckled panels usually mean moisture has already gotten in or the material has expanded and contracted one too many times in the Texas heat. Widespread damage across a wall is a sign it’s time to replace rather than patch.
Rotten Siding
Wood-based siding and damaged fiber cement can start to rot when moisture gets behind it over time. Once rot sets in, it doesn’t just look bad — it weakens the material and creates soft spots that are easy for pests to break through. Rot can also lead to mold growth inside your walls, which brings its own set of health concerns beyond just structural damage.
Rodent & Critter Problems
Rotten siding gives critters an easy way in — they’ll chew through the softened material, sometimes creating holes that lead straight into your attic. If you’re noticing rodent activity or new holes near your exterior walls, it’s worth having your siding inspected before the damage spreads further. The last thing you want is a family of rodents moving into your attic for the winter.
Rising Energy Bills
Gaps, warping, or failing seals in your siding let conditioned air escape and outdoor heat in, forcing your HVAC to work harder. New, properly installed siding tightens up your home’s building envelope and can noticeably improve efficiency. In many cases, we also find that the existing wall insulation is damaged or missing altogether — something we can address and correct as part of your siding replacement.
Have Signs of Siding Damage?
Common Siding Replacement Situations
It’s just old and time to upgrade
Older siding often means outdated insulation that’s no longer keeping up — homes with siding 30-40 years old commonly have insulation that doesn’t meet current code, leading to drafts and higher energy bills. It’s also a natural point to update your home’s look with a new style or color, especially once the siding has been painted so many times it won’t hold another coat.
Storm Damage
Hail can crack, dent, or tear siding panels, sometimes across a large section of the home, and high winds can loosen or even blow siding off entirely, leaving your home exposed to the elements. When damage is widespread, replacement is often the more practical option than trying to patch or match discontinued panels.
You Bought a New House
Congratulations on your new home — with everything else on your to-do list, protecting the exterior should be a top priority. It’s also a great opportunity to update the look with a color and style that feels like your own. We know you’ve just made a major investment in your home, so we’re happy to work with you on scope and prioritize what matters most to your budget.
Selling your house - putting your house on the market
Damaged or outdated siding can keep your home sitting on the market longer than it should, delaying your plans. If a buyer’s inspection report comes back flagging siding issues, it can stall negotiations or jeopardize the sale altogether. If you’re facing a tight closing deadline, we can work to expedite your project to help you make those deadlines.
Insurance won’t renew policy
The insurance industry is changing, and homes in disrepair can be left vulnerable as a result. Some insurers now require specific repairs before they’ll issue or renew a policy — and in some cases, may decline to insure the home altogether. Switching insurance companies to avoid this can be costly and time-consuming, especially if your policies are bundled.
Old asbestos siding
Older homes sometimes still have asbestos siding, which can pose real health risks if the material is disturbed or damaged [LINK: asbestos health info]. Asbestos removal and disposal is subject to strict regulations, and it’s not something to take on without the right expertise. With EMC, you can rest easy knowing your siding replacement is handled safely and correctly from start to finish.
Siding issues on your new house
Even in a newer home, siding problems can show up sooner than expected. If your house is less than five years old and you’re already seeing cracking or separating siding, it’s worth addressing now — issues like this typically only get worse over time. We also often see builders install James Hardie siding but cut costs by using wood trim around windows, doors, and corners instead of matching Hardie trim; we can replace that wood trim with proper James Hardie trim and reseal everything to match. And if a plumbing leak has damaged your exterior siding, we can assess the area for rot or mold and make sure it’s properly repaired.

Our Process
We keep you in the loop with constant communication throughout the process.
Material Delivery
Your siding is normally delivered the day before or day of work begins, so your crew can get started right away on installation day.
Removal of Old Siding
We carefully remove your old siding and inspect the wall underneath for any rot or damage. If we find any insulation or stud damage, we’ll address it and consult with you on the best solution before moving forward.
Vinyl: Foam board goes up as a base layer for added insulation.
James Hardie: We have the option to add OSB for extra structural support if it’s not already there, then wrap the house in synthetic house wrap before your new siding goes on — seams and ends are taped for a complete seal.
Jobsite cleanup happens daily as the project progresses.
New Siding Installation
Your new siding is installed to manufacturer specifications.
Vinyl: New J-channel and corner pieces are installed, then each panel is custom-cut to fit your home.
James Hardie: Our certified installers custom-cut and install each piece according to James Hardie’s specifications.
Trim Installation
For James Hardie installations, Z-flashing is installed above windows per code before trim goes on. Once your new siding is up, trim is installed around windows, doors, corners, and the frieze board to complete the finished look.
Prep and Painting
For James Hardie siding, we start by power washing the new siding and trim to remove any dust from installation, then caulk according to James Hardie’s specifications. We finish the job with two coats of Sherwin Williams paint, giving your home a durable, long-lasting color.
Clean up
Before we consider the job done, we sweep the yard and house perimeter with a magnetic sweeper to catch any stray nails or debris, and all job-related debris is hauled off the property. We do a final inspection and handle any last touch-ups needed to make sure everything’s right, then send over your final invoice along with your warranty information for your records.

We have friends who have had JamesHardie siding on their home for years and have always loved the quality and durability of the product. So, when it came time to replace the siding on our home, we reached out for samples and were soon contacted by EMC Remodeling. We are very pleased with the finished product and overall experience. Our new JamesHardie siding looks beautiful, and we would recommend EMC Remodeling to anyone considering a siding project.Posted on Google![]()

FAQ
How long does vinyl siding last?
Our vinyl siding is backed by Mastic’s V.I.P. Limited Lifetime Warranty, so you’re covered against cracking, peeling, and warping for as long as you own your home — and it transfers to the new owner if you sell.
Is James Hardie siding worth it?
James Hardie siding costs more upfront than vinyl, but it’s built to last and holds up better against Central Texas weather, and offers better fire resistance. For homeowners looking for long-term value and durability, it’s worth the investment.
Does James Hardie siding need to be painted?
Yes. James Hardie siding comes factory-primed, not finish-painted, so it needs to be painted after installation — manufacturer guidelines require it within 180 days to protect the primer and maintain the warranty. We handle this as part of the job, applying two coats of Sherwin Williams paint once your siding is up. The one exception is our HardiePlank Color Plus option — it comes factory-finished with a baked-on color coating, so it skips the painting step entirely.
Does insurance cover siding replacement?
- Siding damage from hail or storms is often covered under your homeowner’s insurance policy. We work directly with your insurance company throughout the process and will file a supplemental request if damage is missed in the original estimate — so your siding gets properly covered too. Learn more about how we handle the [insurance claims process](link to Insurance Roof Claims page).
- Something to note is Texas doesn’t have a “matching law” requiring insurance companies to replace siding that wasn’t actually damaged. In most cases, they’ll only cover the damaged sections. If your siding is old enough that a true match isn’t available, we’ll talk you through your options and what your specific policy allows.
How long does siding replacement take?
Most siding replacements take about a week to complete, typically ranging from 5 to 10 days depending on the size of your home and the scope of the job.
Should I stay home during my siding replacement?
There’s no need to be home for the work to get done — if you are around, we’ll check in with you throughout the day to keep you posted on progress.
Do I need a permit for siding replacement?
Some siding projects require a permit, and we handle all the permitting for you as part of the job — so you don’t have to worry about navigating that process yourself.
Do you offer payment options or financing?
Yes — we offer financing on siding projects as well, with a few different options to fit your budget.
